New Construction Inspection
Many people assume that because a home is new, it must be in perfect condition. Unfortunately, that isn’t always the case, and unnoticed issues can lead to costly repairs and frustration later on. Phase inspections are designed to identify concerns at key stages of construction so the builder can correct them promptly. Let Elite Level Home Inspection be your eyes and ears throughout the process to help ensure your new home meets expectations.

Common Issues Found During Phase Inspections
During new construction phase inspections, we often identify problems that are easier and less expensive to correct before the home is completed. Some of the most common issues include:
-
Damaged roof shingles
-
Nail holes in roof shingles
-
Missing or improperly installed flashing
-
Deck or structural framing issues
-
Electrical installation problems
-
HVAC installation concerns
-
Plumbing defects or leaks
-
General construction or workmanship mistakes
Catching these issues early allows the builder to address them before they become larger, more costly problems after you move in.
New Construction Phase Inspections – Important Information
Many builders require advance notice if you plan to have phase inspections performed. Some require this to be written into your contract, while others may only allow inspections at certain stages, such as the final phase. It is important to speak with your builder as early as possible to understand their requirements and avoid scheduling conflicts.
Builders may also require home inspection companies to carry specific levels of errors and omissions insurance, general liability insurance, and auto insurance before allowing access to the property. Elite Level Home Inspection maintains the necessary insurance coverage to meet typical builder requirements so we can assist you throughout the construction process.
Even though a home is brand new, defects and installation issues can still occur. Phase inspections provide an independent evaluation at key stages of construction to help identify concerns before they become larger or more expensive problems.

Pre-Drywall Phase
This inspection takes place after the framing, plumbing, electrical, and HVAC rough-ins have been installed, but before the drywall is put in place.
The pre-drywall phase allows us to identify potential issues while the structure and major systems are still visible and accessible, making corrections easier and less costly.
Final Phase
The final phase inspection is typically performed before your final walkthrough with the builder. This inspection is similar to a comprehensive residential home inspection.
We evaluate the home as a whole and test the major systems, including electrical, plumbing, and HVAC, to confirm they are functioning properly.

Warranty Phase
Problems can develop after you move in, and many builders provide a 1-year (or longer) warranty that covers certain components.
A warranty inspection is usually completed around the 10th or 11th month. We perform a full, comprehensive inspection to identify any defects so you can request repairs from the builder before the warranty period expires.
