Complete home inspection with Elite Level consists of a visual inspection from the roof to the foundation and everything in between. Exteriors, mechanicals, structure, electrical, plumbing, appliances, attic, driveway, pool, flooring, walls, rooms, garage, heating, air conditioning, roof, windows, doors, trim, closets, kitchens, bathrooms, thermal imaging scan & more. You will get your report sent to you through email with a secured login that can be accesses from anywhere. Reports are usually sent within 24 hours of the inspection. The report will include a lot of pictures explaining any defects that were found during the inspection with recommendations and also maintenance tips. You will also get a comprehensive clear summary of defects. We use state of the art Home inspection software that allows our client's and realtors to create a repair list directly from the inspection report for your convenience.

VA / FHA Well Water Testing

 

Homes with private wells require water testing for VA and FHA loans to verify the water is safe to drink. We provide VA/FHA-compliant well water testing with proper sampling and certified laboratory analysis.

Testing includes:

  • Total Coliform & E. Coli

  • Nitrates / Nitrites

  • Lead (when required)

Results are delivered in a lender-acceptable report with fast turnaround to help avoid closing delays.

 

HUD Engineering Tie-Down Reports

 

Manufactured and mobile homes financed with HUD, FHA, VA, or USDA loans often require an engineering tie-down (foundation) certification to verify the home is properly anchored and supported.

We coordinate HUD-compliant engineering tie-down reports prepared by a licensed professional engineer, confirming the home meets federal foundation and anchoring requirements.

Wind Mitigation Inspection

 

A Wind Mitigation Inspection is great to reduce your overall cost when it comes to your homeowners insurance. Submitted to your insurance provider, it may result in discounts to your policy to help save money. Most existing homes have one or more construction features that will qualify for windstorm insurance premium discounts. The inspector will collect the following information during an inspection: The age of the home to determine what building code was in place at the time of construction, the age of the roof permit documentation, the roof deck attachment, roof to wall attachment, roof to wall connection, roof shape, existence of a SWR and the opening protection of the doors and windows.

 

4 Point Inspection

                             

A "Four Point inspection" focuses only on four main areas of interest in a home: HVAC, ELECTRICAL, PLUMBING, ROOF The inspection and report describe the condition and age of these elements. A Four Point inspection is often required when obtaining a new homeowner's insurance policy, or when renewing an existing policy.  Four Point requirements will vary from carrier to carrier usually starting at 30 years or older. 

      

                                                                        

11th Month Warranty Inspection

               

When you purchase a new home the builder will usually place a 1 year warranty on the home. We schedule the inspection on the 11th month before your 1 year warranty expires. This inspection is very important to have done if you had a new home built. You could be left with major expenses to have defects repaired if you do not utilize a professional 11th month inspection.

 

Indoor Air Quality & Mold Sampling

 

Indoor air quality (IAQ) and mold sampling can be added to your home inspection to help identify elevated mold spore levels and potential air quality concerns inside the home.

Air and surface samples are collected on-site and analyzed by a certified laboratory, with results provided in an easy-to-read report. This service is commonly requested when there are musty odors, past water intrusion, or visible growth.
